The Plans

The site will deliver 45acres of new employment space across a range of different uses, which could include logistics/storage & warehousing, light industrial/manufacturing. Additional uses which complement the main employment use, could include small scale retail/food & drink, and roadside uses.

More broadly the development will include:

  • A new vehicular access into the site from a new four-arm roundabout at the junction of the A43 and Northampton Road. This will replace the existing junction and provide a safer connection for vehicles accessing the A43.
  • An internal spine road linking the new A43 roundabout to the Development Zones within the site and through to Tiffield Lane, facilitating the closure of the ‘gap’ at the A43/ Tiffield Lane junction.
  • Measures to support more sustainable means of transport and access to the site, including pedestrian and cycle connections, linking Towcester and Tiffield via a signalised crossing at the new roundabout, and the proposed diversion of the number 88 bus route (between Northampton and Towcester).
  • Strategic (boundary) landscaping with enhancements to the existing landscaping along the site’s boundaries and Tiffield Lane. This will seek to help integrate the development into its local context and minimise levels of visual impact. The proposals to be submitted as part of the forthcoming detailed applications will supplement this, taking ‘cues’ from the local rural character of the area, and help with the assimilation of the proposals whilst ensuring a suitable environment for pedestrians, cyclists, and other users of the new connections created by the development.
  • Amenity greenspace which can support the wellbeing of the users of the development and the broader community.
